The free-to-renter amenities don't usually cost the landlord anything. E.g., the doorman keeps a sign-up sheet for the rehearsal rooms, and that's that.

Then again, if you're renting something like this tiny Aire studio overlooking Lincoln Towers, you'd take up an instrument just to get out of the house: http://img.streeteasy.com/nyc/attachment/show/489711.pdf
