Discussion about
a good friend of mine need to know if this apt that shows on SE as in contract has actually closed and for what price. he needs to use this property as a comp today. if anyone is an acris whiz or any other info that is pertinent it would be GREATLY appreciated. SE shows it in contract since sept but no closed price. thanks in advance

your best bet is to call the selling broker -- but be aware that he/she can disclose the amount of the contract ONLY if the seller has authorized the release of the information -- otherwise it's confidential until close.

Ali's way is the only way.
A fair rule of thumb(particularly the last 2 years), in contract less than 30 days has an 80% chance of closing, 60 days a 50% chance of closing, 90 days a 10% chance.

Just because it's still listed as 'in contract' doesn't mean a contract hasn't already been signed and the deal is well on its way to closing. Many agencies don't update their systems until after the listing has closed. If it went into contract in mid-September, it is very likely nearing closing now.

Yeah except it is a condo not a coop (generally faster clsong period) and if you look at the last 4 sales in the building, they closed in less than 30 days from in contract date.
Odds are against this one closing.
