broker commission calculation

Discussion about
When the seller gives cash concession at closing to the buyer, is that amount usually deducted from the purchase price when calculating broker comission (i.e. 3% of full purchase price or 3% of purchase price minus concessions)?

It probably depends on how the agreement with the listing broker is written.
