I live in a small building, only 6 floors. I bought the first floor/cellar duplex. The price was the same as a 5th floor apartment (it was new construction when I bought) with identical carrying costs, but my apartment was more than 30% larger of usable square feet. To me, I valued the additional space and layout over the price/views/privacy/noise.
Most consider the rear basement unit in our building to be the most desirable. It is the largest and extends a good 40' beyond the other units and the neighboring buildings, meaning no neighbors on top or on either side. It has surprisingly highly ceilings for a basement (9'+) and every room has access to a yard. It's almost like a miniature California ranch home in a NYC apartment building. Skylights and big windows/sliding doors give it decent light.
The owner gets a great deal on maintenance, too. Although the rest of us think it's the most desirable unit, it's only the fourth out of seven in share allocation. Units that would sell for 30% less somehow pay 30% more in maintenance, but "reasonable relationship" can mean anything to anyone, I suppose.
