3 bed UWS price being raised?!

That's a tough one, because the outdoor space and odd flow make it a unique apartment. The best indicator of value is the 2008 sale for $3.15MM. http://streeteasy.com/nyc/sale/165084-coop-200-west-86th-street-upper-west-side-new-york
That contract was signed in April 2008, which was still arguably the peak. The value of a vanilla pre-war 3BR probably dropped about 25% in the next year, then recovered about a third of the decline, maybe a bit more. That would put this one in the $2.6-2.7MM range, which is where Corcoran has it.

There are a couple of special challenges here, though. First, I'm not sure how closely an apartment like this tracks the overall market. I think the layout is close enough to a conventional six or seven that the deviation shouldn't be too big, but that's just a guess. The other problem is 535 WEA, which obstructs the west-facing view. That negative should have been priced in by 2008, but may it loom larger now, just as 535 does.

The mirror image apartment one floor HIGHER (#8E) sold for $3.86MM in estate condition a year ago. $6MM was aggressive for #7F, reno or no reno; $6.2MM even more so.

The de-listing and subsequent re-listing at a higher price might be a prelude to a post-holiday price cut. We'll see.
