Glenwood broker fees

Discussion about
Glenwood rents directly and also through brokers. Can I negotiate with the company if I come in directly, as opposed to coming in through a broker? How much does Glenwood pay its referring brokers?

I live in a Glenwood apt and have for several years. I negotiated with them initially and I negotiate every lease renewal. It is difficult, but I stand my ground with them. Be very sure of what you think the apartment is worth and force that number on them.

Here is an example of how they operate: Last year, when everyone else was reducing rents, Glenwood tried to increase my rent. When I complained, they said that the market rent for my apt. was $4,000 and I am currently paying substantially less than that market rent. So, I called and pretended to be a potential new tenant and asked to rent the apartment 10 floors above which is fully renovated (mine is not). They quoted a net effective rent of approx. $3,500. I then called back the mgmt office and let them know that I know they lied to me about the market rent. As my apartment was on a lower floor, not fully renovated, and I pay rent on-time, I forced them to slightly lower my rent. Then I made them give me a 2 year lease with an option to terminate in 1 year. So, you need to be a bit forceful with them and be prepared to walk away if they do not agree to your number

Also, be aware that the quality of service in my building is not the same. Alot turnover in staff. I never had an issue with this until this year. It is VERY obvious and various tenants have noticed it in my building.

You are a big old dummy to use a broker for ANY no-fee building, unless you are from out of town and know zero about NYC real estate.

In case it wasn't obvious -- I came in directly, not through a broker, so I'm wondering whether this gives me more room to negotiate with Glenwood. I'm wondering how much they pay brokers who bring people in.

I recommend not focusing on the broker issue. It is very common for people to go directly to the management company without a broker. So, this is pretty normal. Just focus on what you think the cheapest rent for the apartment is and push for it.

Which bldg are you interested in? Different buildings will be more negotiable than others.

I was thinking of the Pavilion. But we're looking at 3 BRs, so I dont know how much supply/demand there are for these units. I do think the broker issue is relevant though -- if they have to pay X to a broker, shouldn't they be willing to split some of that savings with me if I come directly? I generally find that the big management companies try to price their units at near market rates -- they see a lot of volume, and generally seem to know what the market will bear, because they've rented a similar unit recently. Maybe Im wront -- the Glenwood comments to seem to talk about them jacking rents aggressively.

i have an idea for glenwood. have the doorman at the andover put there cell phones away and maybe they can open the door once in a while..they dont even take packages or deliveries...all they have to do is open it..and they cant manage it..
