Interesting study of how to make $ in the downturn. 21' wide TH on almost-A+ block on the UWS. Changed hands for 4.4m in spring '09 (I don't think I saw it officially on the market) with a seller mtge of 2.5mish. Went into contract with last ask of 7.995m, with maybe a couple hundred k max of demolition & architect costs.

Into contract? Doesn't appear so ... if so I am surprised as this place is a project sale - a NICE project but by no means complete. I would think the value is closer to 6M ... but what do I know?
