Manhattan prices now compared historically

Discussion about
Hey Guys, where do you see current manhattan prices compared to where they were historically. E.g. are people buying apartments now for the same prices they would have paid in 2004 or 2005? This is especially useful to know when you compare a listed price against historic closing prices in that building

The best aggregate data source is this because the index is constructed using large numbers of same-home resales:

We are roughly at Q2 2005.

How do you adjust for improvements - new kithchen, bathroom etc?

How do you adjust for the depreciation of improvements... 5-10 yr old kitchen, bathroom etc?
