building at 47 Dean Street

Discussion about 47 Dean Street in Cobble Hill
Anyone have any info on this development? They are offering three bedroom apts for aaprox 870/ft. Given the neighborhood that seems a bit high. Also the lot adjacent to the building (45 dean st?????) is vacant and would eventually be built on. Question is not IF they can build but WHAT can be built there. If they do build this would eliminate some of the windows on side of bldg. Haven't seen too many new developments in the area, so it's hard to figure out fair price for these units. Any help would be greatly appreciated.
225 Pacific is very close, and those units were selling for over $800/ft. And, they sold fast. The Dean St location is pretty "prime"; although not as stately as the rows of brownstones you'll get deeper into Cobble Hill, it IS a nice block, and very close to the train at Bergen (and not too far from Boro Hall).
I saw the remaining units this weekend and liked the build quality. area can't be beat.
