An apt facing park avenue with views and some noise or an apartment facing the back of buildings with no views but completely quiet?

IMO, views trump quiet for most people. Views cannot be changed. There are noise remediation measures you can usually take.

Without a doubt the apt with a view. Manhattan is all about the views anyway. Space? you can get that in Montana

min 25% lower assuming the light and sun is also compromised. If the other building is more than 75 foot away, a little less.

I meant the back facing apartment is at least 25% lower.

interesting....i thought many would prefer the quiet.....and that it would be worth more in nyc....

light, privacy and view are costly. The back of the building usually has only 30-40 foot distance from the other apartments.

No one pays more for quiet at the expense of view. Not in NYC. You put in city-quiet windows and learn to live with remaining noise so you can relish the view. Doesn't matter how quiet it is if have to look at the depressing ugly rear of another building or service alley.

views and sun for sure. My place is small, but its a corner unit that gets lots of direct sunlight
