Does anybody have experience (good or bad) with this landlord/management company? Your help and inside would be greatly appreciated. Buildings: 1409 York Ave 1411 York Ave 305 East 75 St 309 East 91 St 327 East 75 St 418 E 77 St 422 E 77 St 423 E 77 St 425 E 75 St 439 E 74 St 441 E 75 St 442 E 75 St

212-288-3201 (answering service/emergency contact line, which has a different woman answering the phone with a different name almost everyday, Lolita, Stephanie, Danielle... and the list goes on. And there is no voicemail at all, just rings and rings if no one picks up. And landlords/management staff don't respond back).

Rent is sent to PO BOX somewhere in Lake Hopatcong, New Jersey. These landlords are like ghosts. And the tenants have insufficient heat, mice, no LOCK in entryway, no trash pick up/recycling, super changes number frequently, no one physically available at office above, tenants afraid to speak out for fear of retaliation (especially the senior citizens, minorities and single women). They also send frivolous warnings of eviction over and over to tenants 1 month behind in rent or asking for maintenance and repairs. These notices are created by Sav-On services at 401 Broadway signed by James S Caporusso? And some believe predatory equity is going on. Open Violation of no exit in back of building. 311 complaints of insufficient/no heat in apartments and whole building. Very unusual for UES neighborhood.

Me and my partner have done extensive research on the internet and good ole pounding of the pavement, and there is basically no record of these guys, except in Property Shark.

I lived in a Caporusso apartment and witnessed first-hand a lot of what citizenjournalist said. We eventually left because it was simply unfair. I just feel bad for the elderly lady that was putting up with no heat on days that hit 15 degrees. They are astonishingly bad at what they do and I always felt that something may have happened to the father who was in charge when I arrived and the kids took over. Christina is very nice but James Jr. is impossibly bad at dealing with people and really has no business running anything, much less being a landlord.

I would NEVER recommend that ANYone live in a Caporusso building. Even in New York, they are unacceptable.

Here's the father's obit:

James Salvatore Caporusso, 80, a resident of Gouldsboro for the past 17 years, formerly of Whitestone, Queens, N.Y., died Monday evening. His wife of 46 years, Trudy Van Eibergen Caporusso, died Feb. 5, 2009.

Born in New York City, son of the late Frank and Mary Toscano Caporusso, he was a graduate of Cardinal Hayes High School, Bronx, and later graduated from New York University. After serving in the Army, stationed in Japan after World War II, he went on to earn his doctorate of law from New York University School of Law.

Surviving are a daughter, Christina Treitz and husband, Dutch, Gouldsboro; two sons, James F. and wife, Kelly, Marshalls Creek; and Frank P., Wantage, N.J.; two brothers, Joseph, Sewell, N.J.; and Salvatore and wife, Rosemarie, Hackettstown, N.J.; 10 grandchildren; several nieces and nephews.

The funeral will be Friday at 11 a.m. in the Brian Arthur Strauch Funeral Home, 3 First St., Spring Brook Twp., PA 18444. Entombment will be private in St. Catherine's Cemetery, Moscow.

Friends may call Thursday, 5 to 8 p.m., in the funeral home. In lieu of flowers, memorial contributions may be made to the Salvation Army, P.O. Box 3064, Scranton, PA 18509. For more information, directions or to leave an online condolence, visit www.stauchfuneralhomes.com.

Stephanie, tinpanalley has never posted on this board besides that one post, from 17 months ago. So really if your hardships are as extreme as you indicated, it's attorney time -- a good one, with particular expertise in the area you're having trouble with. If it's a rent controlled or rent stabilized apartment, you'll want a lawyer with a lot of landlord/tenant experience specific to that.

I had a bad experience with renting a commercial property from Capmar. I would never do business with them again. The old man was a decent guy and I am sad that he passed away but his son Jim is the worst. I would caution anyone to be very careful when dealing with them.

Just look at all the open violations and they aren't even registered with HPD... penalties to ensue.

DO NOT MOVE INTO ANY OF THEIR BUILDINGS!!! It's filled with roaches. Apartment breaking down. They are UNRESPONSIVE. You have to literally BEG them to answer any question let alone fix anything. I've never had to call 311 in 10 years of living in the city. Had to call 311 re the heat. Five millions guys working in the building but you have no idea who the actual super is. Emails, phone calls, texts go unanswered. Trying to move out and they will NOT ANSWER ME. I have no idea how I'm getting my security deposit back. I've never had en experience like this EVER.
