I dont have a btoker yet...i dont want pay 6%...i will pay a comission..i am also looking to buy an apartment..but I am in no rush. So I will prob. Rent after my sale..then buy..i can use the same broker for all transactions.. What kind of deal can I get with the listing broker? 4%? 5%? ..

You sound like perfect prey for the scummy broker.

If you find a broker who will significantly lower their commission.. take a hint, they are probably not very good at what they do. Unless you have a apartment in a prime location, the unit probably will not sell itself. You have to factor in a decent broker to help filter out unqualified candidates (i.e timewasters) and give advice on staging and exposure.

There is no deal for buying a apartment with the same broker, what you're asking for is a kick-back on their commission. Unless you get it in writing, they are likley to screw you over it.

I mean, would you pick the most cheap-ass surgeon for surgery?

abay,

I cant stand brokers myself.. 99% of them are beneath car salesmen, I was just making the point that if you find a broker that's willing to take a discount.. there's a reason for it.

When it comes to selling, you are going to have to find a very good broker (unless you are in a prime location) that will market/negotiate and PRICE your unit accordingly

Primer, your friend might be great (and er should certainly contact her) but I don't understand the "works for herself = cheaper" argument.

The money that goes to the brokerage house pays expenses that are tough to avoid, especially for a seller's broker -- advertising (which is actually cheaper when you do a bulk buy), database fees, rent, the service contract for the copier/scanner/computer equipment...

er, it depends on the apartment!

My pricing -- and I think Steven Ganz does this too -- is dependent on how quickly I think the apartment will sell. If it's a renovated apartment that everybody wants, priced right, it's going to sell quickly, and I don't need to make a fortune of it. Some apartments -- whether they've got pricing or renovation problems -- take forever, and they're more of a risk. Honestly, I've had apartments that I've gone to see where I've said, 'you know, I'm not the right agent for this, maybe you should call xx.'"

This is one of the joys of working for a small brokerage house, I have to check in with my bosses to adjust my pricing, but that's a phone call or a ten-yard walk to another desk, not a "I have to wait till Wednesday to have a meeting with two people."
