Convertible bedroom question

Hi, I have a quick question on "convertible 2/3 bedrooms": Are there any zoning requirements that limit the number of 1-bd/2-bd/3-bd apartments in a coop building? E.g. There are 100 units in the coop, 50% must be 1-bd, 30% must be 2-bd, and 20% must be 3-bd, which implies that if you get a 1-bd and even though it has space and window to be converted into a 2-bd, you still cannot do it because of the zoning rules. Or in general, how strict is coop board about convertible bedrooms? Since I did see many listings quoted the word "convertible".

No. Zoning controls land use. E.g., you can't get a permit to put up a residential building in a manufacturing district, and vice-versa.

There're other laws that control use of property on public-health and fire-safety grounds. E.g., the city cracking down on rented apartments being divided into too many spaces with jerry-built walls.

A co-op might not approve the sale of a convertible two-bedroom to a family of four, but there's no government oversight over that.
