The median numbers described there seem rather weak: A peak-to-trough decline of 20% (from $1MM to $800K), followed by a tepid recovery of 3-5% (back to $825-845K). Not that medians mean much, but to the extent there's a story here, it's not a very good one.
The uptick in $3MM+ sales is interesting. I don't think the thaw reflects buyer exuberance. In some cases - e.g. the Apthorp, or even 535 WEA - most of the movement appeared to be on the sellers' side.

Doesn't appear that a double dip is imminent does it? 67? Those large apartments appear to be holding up rather well don't they?
