Clinton Hill, Multi-Family..Whats the big deal??

I've been searching in the Clinton Hill vicinity for a little under a year now and between brokers and recently sold I'm trying to figure something out. Why the big discrepancy in sale prices? There is a listing in Clinton Hill now that went into a bidding war, and on paper, something similar sold in September for $600,000. The property in question in the bidding war is over $1,000,000 already.
