Hello- Our family is moving to NYC in June 2011. We are very excited. We have two 9 yr old boys, and one 3yr old mutt, that has the colorings of a Rottweiler, but the body of a small lab,(small head, long legs) and the personality of a velcro dog,(who's main goal is to receive pets and give kisses 24/7 to whomever he meets, big dog, little dog, big people, little people, etc). It's not my impression that NYC buildings distinguish based on dog size (or even breed, really), unlike many other urban RE markets. Although some buildings will require dog "interviews". Yes.

some building have a weight limit on dogs, but will state in the listing. try 27 W 96th St they have big pre-war apts and everyone has a least one dog and there are a lot of big dogs. definately a dog friendly building. 1/2 block from b/c 2 from 1 -- 1/2 block from central park. i don't know if there are any apts available but you can search for the listing on streeteasy.

Manhattan 2 bedroom 1000 square feet in a good district might be tough $4500, regardless of dog... you'll have to get a bit up town, but then the schools slip.

Are you considering Brooklyn?

have you tried columbus sq, 808 columbus ave? For dog parks in nyc I found Wet Nose Guide to be helpful (www.wetnoseguide.com) ... good luck with the search & welcome to nyc!

MANY buildings have weight limits on dogs. Others will charge you a higher deposit for bigger dogs.

More importantly, 100% of NYC rental listings UNDERSTATE square footage by 20-30% versus ANYWHERE ELSE IN THE US.

So you DO NOT want a 1000 SF true 2BD 2BA. In NYC, this does not exist and you will never find it. You WILL find a 1300 or 1500 SF true 3BD 2BA (or convertible easily to 3) wherien if the EXACT same apartment, identical in EVERY WAY, were listed in Westwood or Chicago on the Lake or in Miami, would be listed as 1100 or 1200 SF.

Please, please understand this. Its crucial.

Also - 4500 for a true 3BD 2BA is tough UNLESS you are willing to live in Harlem (which is, BTW, in Manhattan, and even just two or three blocks into East Harlem in the low 100s/high 90s saves you 20-30%) or just across the bridge in LIC, Astoria, or JC. You could get a doorman three bed in my building, brand new, or one behind or in front of mine, both built in the last five years & with doorman, for $3500-4000 easy. Similar deals in LIC. In astoria, you could get an archie bunker row house with a yard.

Just keeping it real.

When did the dog weight limit thing start? I've never in all my years heard of that in NY. Contrast with Miami, where all you see are little rat-dogs because they have a 3 lb. limit there.

I meant you can't get a "true THREE" bed that is 1000 NYC sq ft. You COULD get a Los Angeles 1000 SF or a Chicago one. But NYC SF is exagerated.

I am not sure when the dog thing started, but I have lived in Manhattan for over ten years. Every rental building I have ever looked into renting from either had size limits, breed limits, or at least charged higher deposits for big dogs. I know because I used to dog-sit a couple of pit bulls.

My experience is that there are three types of buildings (when it comes to dogs) - those that don't allow dogs, those that allow dogs but have a weight restriction and those that allow dogs but exclude certain 'aggresive' breeds (their term, not mine). When you inquire about apartments, I would suggest inquiring whether they will allow a dog that is part-rottweiler. I think that is going to be as much of an issue as the weight.

I can tell you that buildings the financial district are generally more dog friendly than those in other parts of the NYC. Also, I think the trump/extell buildings on the UWS are dog friendly but finding a two bedroom for $4500 there will likely be tough.

I think $4500 is doable but tight because the pet restricts you from so many options. For example, 1000 sq ft 2BR in the condos on Riverside Blvd come up regularly at that price, but non-owner's may not have pets.

Also, you should consider Brooklyn, and Park Slope in particular. I have been there exactly twice, but it seems very pleasant as far as I can tell. Lots of families with children, nearby park, charm, dogs everywhere, and the nearby 2-3 line means the commute to, say, downtown is the same as coming from the UWS. It won't be as urban a feeling as Manhattan, but far from suburban.

Thanks for your advice, our problem is that my husband will need to work in Riverdale for 2 years, and while I know there are some fabulous private schools up that way, they are simply not an option for us, and I felt either district 2/3 might have some better school options. I too have heard great things about Park Slope, and I completely understand landlords fears about dogs in general as we too have a rental property, I just wish I could have potential landlords meet our dog, before passing judgement. I know we'll find something that works for all of us, but I'm just thankful for this sight and nybits, and various people, like yourself passing on insight to a non-native New Yorker :)

If you are looking for good public schools, PS 234 (in TriBeCa) is one of the best in the city. A good portion of the Financial District and TriBeCa are in the 234 zone. Also, I recall that there is a really good public school on the UWS, near the Trump/Extell Buildings. I think a few of the Extell buildings were zoned out of it a year ago but some are still in it. There are a lot of new and new-ish condo and rental buildings in that area. There is a nice rental building (I can't recall the name) at 59th and 8th. I'm not sure if it is in the good school district or not. Both of those locations allow easy access to Riverdale by Express subway (the Financial District adds a few stops but you will likely have a shorter walk to the subway from your apartment).
