What is a "market " commission for a $1.5 +/- mm sale in following circumstances: 1. Big firm co-broke (5%)? 2. Big firm exclusive (__%)? 3. Small boutique building specialist co-broke 4. Small boutique building specialist exclusive exclusive means listing agent gets the buyer with no buyer broker

DwnTwn, the words you are looking for in case #2 and #4 are "direct deal." I would drop a point or even more off commission in that circumstance, because to the extent that I have to pay my brokerage -- for branding, rent, databases, cost of advertising the apartment -- I don't have to pay 'em twice.
