45 E 85th Street - opinions??

And the apartment for sale?

I had a client that lived in that building. It is run very well. The apartment itself was pretty well built. I am not sure which apartment is for sale

Aren't noise and congestion serious concerns on that block, especially on a low floor? 85th gets a ton of west-bound traffic.

Nice looking place. Love the eat-in Kitchen. I'll bet there's a lot of noise considering the low floor and busy cross town street. Beautiful for those older folks with hearing loss who will only use in on the weekends.

It's not JUST a busy crosstown street ... what West81st was referring to is that 85th St. leads to the entrance to the 86th St. transverse through Central Park, so it gets extra-heavy crosstown traffic. And all rooms but the kitchen face out that way.

At least the crosstown bus takes a different route ... but if apartment is located too close to Madison Ave, there's all that noise and congestion (one of the worst outside of midtown), and four Manhattan bus routes, plus Bronx express buses.

We renovated an apartment on the 4th floor, we did add an additional window to two existing windows for soundproofing in the master bedroom but it was quite thoughout the apartment.
