Was this place really sold 5 years ago for 750K? That's quite a mark-up.

Looks like it was a sale between related parties (e.g. divorce settlement), so that transaction doesn't reflect the value of the place.

I don't think you're getting the right info out of ACRIS. A few years ago -- prior to the kitchen and bath renos -- this was a $1.5 mm apartment. If you're seeing a $750K trade I wonder if it's not one family member to another, perhaps a divorce.

Sorry, that block of 11th Street has always been prized.

will be interesting to see what this trades for. seems similar to this one which went through a lengthy sale process (starting at just shy of $3mm and selling for $2.2mm):

I think the issue is that most folks in this market segment are loathe to walk up to the third floor just to get to the lower floor of the unit.

Kiss, I think the 369 Bleecker listing was hampered by its spiral staircase, which was great-looking -- nearly a piece of art -- and yet terrifying for anyone over 110 pounds.

That apartment looks very nice -- but jeez it's tiny. It's listed at 1700 sq. feet but that's impossible unless you can literally walk on air -- the floors appear to be about 19 x 45, so 850 sq. feet, and almost half of the top floor doesn't exist. I'd make it 1400 gross, less stairs and walls -- maybe 1200 total usable.

If it's a duplex with a double height living room, how do you count the square footage of the double height?
