Discussion about 555 West 23rd Street in West Chelsea
Can anyone comment on the level and quality of service in this building? I looked at it when it was new, and of course it was impeccable. Can anyone comment on the level and quality of service in this building? I looked at it when it was new, and of course it was impeccable. Upon another look, I was neither surprised nor disturbed to see that the concierge service company was gone. Upon my most recent visit, during which I finally found what I felt might be the right apartment, I was dismayed to see the lobby in a relative state of disrepair. The sofas seemed beat up, the wood walls seemed to be prematurely aging, and the attendant's desk was absolutely filthy on it's front panel, with durst and scuff marks. I wondered if this was a reflection on the service, maintenance and care of the building in general, and/or a sign of poor financial health. After all, the retail rentals don't appear to have gone very well. An additional question is: does anyone have any information on the northeast corner of 11th and 23rd? Will any new construction be taking place, wiping out many a view? Lastly, does anyone have information on the current construction project taking place adjacent to the building on it's western end? The retail in the building is fully leased and has been since before the residential component opened. However that has nothing to do with the Condos financials as those are not owned by the condo association.
The Concierge Service is alive and well...the Company is Royale Concierge--we changed companies a few years ago but the gap was only a few weeks at most.
I find the building very well maintained, with over 300 apartments you would expect wear on the front desk, I am sure well over 1500 people pass by the desk daily including over a 100 deliveries a day (As many will pass more than once), they touch it up every few months.
NO construction planned or anticipated on the UHaul property, it is company owned and critical to their entire national network--they would never get that many curb cuts again (They looked into moving with Related Properties involved for 18 months but nothing Related came up with interested them in the least--having a accessable Manhattan location is a huge competitive advantage for them)
The building on 11th ave is a condo selling in the range of $4000/SqFt--very high end.
