FSBO 6% discount

Hi, I am looking to sell my place in a building where 2 apartments from the same line are currently on sale. The apartment above mine priced at $529.999, and other below mine at $539k. I want to unload my place fast, so I want to price it accordingly My idea is go by FSBO route, and pass entire 6% brokers fee as a discount to a potential buyer. I am thinking to try sell my place for 495K in direct "seller to buyer" transaction. The amount of 495k would be line with what other two buyers will get after the brokers fee, right? Any flows in the logic?
