Be very careful about renting in this building. As written above there is constant jackhammering. It doesn't matter what time of the day or night. This also causes a lot of horn honking as it slows traffic down.
Look elsewhere if you want to sleep at night. We have.

Construction is set to go on for a while. The management told us it would end in October, but the Lower Manhattan Control Center gave a different explanation. Saying several more months & that they couldn't give us an end date. This doesn't include the MTA projects either that are going on. There are plenty more quiet buildings in the area.

The trinity church bells are going off night after night. The noise is so loud and ridiculious. I would recommend coming here at night to hear the loud crap prior to renting in these old outdated apartments. Also, the windows are terrible in this building!

It's amazing, they raised rents by $600 for current residents & forced them out. Now they can't rent so they are lowering rents by $500. What comes around goes around........

Curbed.com has an article on their website stating the building on Rector & Trinity (which becomes Church street) is coming down & a possible 40 story building is going up - this is the building directly behind 71. This means more construction near 71 & also that the apartments facing west will possibly get noiser.

Can you sue your landlord if they give you a raised price and then offer it lower on the market after they've forced you out?

Be careful. I have heard several tenants complain that their rent was raised $600 - $1000 per month after their 1 year lease is up. Make note that Broadway is currently being ripped up again, this after it was under construction from May 2006 - December 2006.
