I can barely make out the floor plan but my immediate response is it does seem overpriced for what it is.

Frankly I would be extremely wary of purchasing a condo in a building with so few units. Those common charges will skyrocket via assessments when the building needs a new roof, boiler, elevator maintenance, facade work, etc, etc. Plus, if one of your neighbors defaults you and the other owners will be left holding the (financial) bag.

Remember too that you may be unable to obtain bank financing for in a building with so few units.

Only if it had two more floors to go with it.

$2 million and the best they could do for a kitchen was to carve an area out of the living room?

And only two bedrooms?

Don't think so.

This is a $950K apartment, tops.

$950K apartment is based on your assessment of the average 1 bedroom in Manhattan at $400K which is "fucking EXPENSIVE"?

What's even nuttier is the $4.9M price tag on the so-called 'penthouse'. Especially considering the developer purchased the entire building in '08 for $5.5M. Outrageous.

And who ever thought it was a good idea to have a glass-doored refrigerator in an open kitchen??

The last thing I want to look at when I'm in my living room is my leftovers in the fridge. ALL THE TIME.

It is priced as if it were in the West Village, not east 30th street. Nice product though, I could see $1.65M.

i'd say $1000 / sf. It's approx 1450 based on the floorplan but approx 150 of that sf is unusable and occupied by stairs and elevator. its way overpirced.

I envy the central air, but that's it. Don't care for the area and for 2 mil I would hunt for a three bedroom. Plus no doorman? No thanks.

Seriously ... how many of us keep such a pristine fridge that we could get away with a glass door ... and facing the living room, no less.

I don't know about pristine, but I wouldn't mind looking at my fridge contents.

My next kitchen reno - I'm doing a 36" all-refrigerator glass thingey and no freezer.
