Anyone been to see this place, it's been on the market a while?
No, haven't seen it but suspect that it has really bad views. Price is reasonable for that address as is the maintenance - so something is holding it back. All the curtains are drawn in the photos - that is ususlly a clue that you are looking at a brick wall or a courtyard.
Perhaps multiple cemetery views, the area was known for scattered cemeteries before Olmsted.
Price came down but still seems high compared to 3F and 14F which sold for $746 and $785 in April 07 and October 08 when the market was hotter.
I saw either 4F or 3F. View is of the wall next door, just horrible.
despite the view it is still a great building and location. Seems badly priced which might be why it hasn't sold. Either a broker who doesn't know how to run comps or analyze value or a seller with unrealistic expectations. Odds are it's still on the market in January/February. Maybe the bonuses then will get it sold.
Do all the apts in that line have the bath off the bedroom?
I believe they all have the same floorplan, though some have kepth the additional half bath and others put in a washer/dryer.
Based on the recent sale of 2G at $948/sq. ft. I would say the apartment is worth between $759K and $805K. assuming that the square footages on both places are accurate. Seems like more price reductions are in its future. Give the buyers paid $730 two years ago They are going to be underwater after closing costs, fees and improvements from the two transactions after this sale (assuming it does sell). I wonder if this is a sign of where the market is going.
anyone know the final sale price
