Probably because in the middle of the night if you have to visit the loo, you have to cut through the living room, past the kitchen, down the loooooooong hallway to the front door, and hook a right through a walk-in closet.

True, it has a lot of wasted hallway space too. Certainly could be worse though ahd the price is almost unheard of in that area.

solid layout, love the dressing room off the bath. Is this really cheap? 1brs are not my area of expertise. This close to the park is a win.

Seems cheap for CPW. Yes in and of itself, that is a staggering amount of money that should buy you a mansion and several acres. Not sure what's crazier - the asking prices or the WILLINGNESS to pay them!!

It was built as a nice-sized straight studio, with the tiny bedroom walled off later.

No comp for it in the building, as the L line gets smaller as you go up.

it's barely a one bedroom--really a glorified studio with a foyer. that huge gallery/hallway is absurd for a one bedroom. the layout is beyond awkward. the price doesn't surprise me.

i was thinking the "catch" was some undisclosed ailment, like mold or water damage. bedroom is only 9 ft wide though, which does say former studio, now walled-off. from its appearance though it's nice; however, i'd redo the floors....

Interesting that this sold for the asking price off 700K. Also, saw it listed on tenant.com for rent. It's been completely redone with brand new floors and looks much better than the original sales listing. It's asking only $1,650/month, which seems really low.

For 700K they get a studio with a wall and no bedroom closet. Add to that somewhat of a view. What pushed this through was the address which still weighs heavily with certain buyers. I'm sure the buyer is happy although I don't find it a bargain.

What's the big deal about the address?

Originally someone had pointed out that it looked like the apt had started out as a studio and was then walled-off, which now makes sense. Also the layout is strange with the the closet/bathroom off the front foor and a waste of space with such a long hallway.

Agree Matt, it's not the best-looking of of the major art deco buildings, but maybe the interiors are the selling point. Anyone remember reading about George Soros' former wife buying a $25 million dollar 5-bedroom there in 2006? One of the biggest sales of 2006.

I don't see a big deal about the address either Matt, but sadly there are buyers who want an address of Central Park West, Fifth Ave or maybe Park Ave. In this case, the buyer can refer to it as their home on Central Park West as oposed to their studio with a wall. Many of us I am sure have dealt with this type of person socially or otherwise and just let it slide for our own sanity.

LOL, in that case, sure! Nothing can raise the tone of a building like an underworld rubout. I say name the children's playroom in his honor.

LOL, I think George Abbott lived there. It could be Abbott and Costello's Castle. What I find ironic is that the year after the shooting, the building went coop in 1958! I am sure the selling agent had their work cut out for them as the sponsor dashed off to Argentina. Well, it could have happend that way.

This was not a studio, it was carved off a larger apartment. The Majestic didn't have studios when it was built. Also, the layout is not so bad, and the building is considered very good. So the $700,000 price makes perfect sense.

Yes Bill, that's an even better name! :) Indeed the building's not my favorite, but God the unit prices are certainly comparable to its more attractive neighbors (Dakota, San Remo etc.).
