Well, let me clarify. I am looking downtown, can't afford tribeca and do not want to buy in BPC. In my price range that leaves me with some limited choices in Seaport or Civic Center. I am buy to live andtaplanning to stay for many yrs. BUT just in case I will need to sell, which area has more potential?( as limited as it might be)

I think the term "civic center" is also so 2003... or, well, never.

I'd say Seaport, especially for a 3Bd, which may appeal to families. There's a new grade school opening soon, Imagination Playground and the development of greenspace to connect to Battery Park and Hudson River Park, so the park extends around the lower perimeter of Manhattan. Plus the new Fulton subway hub.

where is the civic center? I also see civic center signs on the FDR, but I have never seen it in person.

When you take the exit from the FDR, look on your right-hand side ... see where all those smallish Hondas are parked? Civic Center.

If price points are equal in both areas I would go with Seaport also...
