I am still interested in an apartment in this building,but do not know about the building, any input would be greatly appreciated
I know that the original accepted offer for this apartment was denied by the board, hence why it was re-listed. I believe the accepted offer was around $1.050/$1.075. I think they're delirious to think they're going to get $1.15. I looked very closely at this place, it needs $150k of work to do it right, so bid accordingly.
Not sure which one you're interested in, but there have been some combo units and the layouts are certainly usable. Great location, mediocre post-war building that is 100% location, location, location. Don't know anything about the financial situation, though, our "low ball" offer (meaning more than reasonable for the condition) was beat out by the person who got denied, so never got that far into the details.
realistically i think this is going to take much closer to $300k if you want to do a nice renovation on it. the apartment should get a new hardwood floor, new kitchen, and new bathroom. if you do all of that you will have a beautiful home. the building is nothing special, but i would rank it a slice above mediocre. and the block and location couldn't be better. that said, once you add 300k to the price of the unit you get into striking distance of some nice prewar apartments in the area, which makes this less interesting.
I lived in the building years ago. I agree about the location, but the building/ apartments are basically mediocre. "expansive living space" - LOL
Happyrenters point is spot on, once you put in the necessary dollars, you're in the territory of the far more coveted and in my mind, superior pre-war apartments. In 2007 this would have been snatched up in a heartbeat at or close to ask...not today.
