Has anyone seen this place recently? Its nice but wondering how overpriced it is given its difficult to get a mortgage in the building?
The sq footage state is gross including exterior walls, stairs and elevator. Most other similar place will be listed at 1800-1900 sq foot. Given that it is next to gentlemen's club, prob not worth more than $2.1mm as the current market levels.
Hi. Glad you responded 300, I've been reading your posts and I think you have great insights. We've been searching for a place in Tribeca for over a year now. I think our approach is generally inline with yours (we calc all the sq footage ourselves and do some pretty thorough vetting of places before we proceed). While I think that's the way to approach things, I'm starting to wonder if tribeca is just too desired of a neighborhood to be that particular. Thoughts?
I don't find the square footage to be a deterrent, unless it is outrageously overstated, and a premium assigned to it. How the space is laid out would seem more important. Another challenge is that unless you have windows along the longer side, the light situation is generally not great, even with South facing apartments.
Doesn't 47 Murray look directly into the Equinox across the street, especially on the 2nd and 3rd floors?
Ping, Agree with you about short supply in Tribeca unless you want to be close to Canal and West side highway. There is no guarantee of ps234 any more for Tribeca. sv96, overstating 15% is pretty high but as long as the buyers understand and are willing to pay for it, does not seem to be an issue.

probably price. There will be a lot of buyers are $2.1mm.
ping, why do not you put in a bid at the price you think is appropriate - downside is the gentleman's club and low income govt workers traffic offset by Goldman bankers. Price as if the place is 1850 sq ft. I am thinking they will take 2.15 or slightly higher.
