I am interested in selling my aprt w/out a broker. Would appreciate any suggestion of websites where I can sign up and get into MLS. Thank you.
can't get into MLS without a broker.
Street Easy and NY Times are the best; be prepared for brokers to hound you once you list it on NY Times
Trulia, Zillow, Yahoo are ok - not as much traffic - best to spend the money on NY Times
Good question. The best way I have seen from personal experience is through Demsker Realty's No Brokers Please service. Here is the link to all the description of how it works, and you can easily get your listing into MLS without paying a commission to your broker. I used this service as it is less expensive than paying to list by owner on streeteasy and NY times anyways, and Thomas Demsker is extremely helpful through out the process of selling. It helps with things like show sheets, evaluating qualified buyers, negotiating advice, price to list your apt. etc.
You cant go wrong. I opted to pay buyers brokers 2.5% commission to open up the buyer pool, but many of the interest is from direct buyers where I pay no commission.

Not so sure about that, I've had friends use multiple FSBO services in NYC. The best value and service by far seems to be the guys at Hauseit.com
Reasons: They get you on OLR, Manhattan MLS, StreetEasy, Zillow, Trulia, Realtor.com, PropertyShark etc the list goes on ... plus they give you free managed open houses if you want, and they have excellent customer support. Also , the price is only a few hundred bucks for multiple months ... tough to beat
ALL those other sites act or take credit as if they sold the house themselves. Giving them the credit when in reality you can do the same on your own, it will take longer without a broker sometimes but why let someone take credit just for listing it?
Some brokers will give you a discount commission if you give them the exclusive, everything is negotiable.
Agree, it's certainly okay to do it yourself these days, trouble is I couldn't find another way to get on OLR or the Manhattan MLS. It's semi-FSBO ... think that will be the new normal given the vast amount of search websites/databases out there that you'd have to hit to get complete exposure..just my two cents
Just closed above asking price in Battery Park Manhattan and had great support from the team at Hauseit.Started with them in Sept ,had a few bites that fell through,stopped for winter and picked up in spring with amazing demand.Chris and the agent he assigned were more than competent,answering e-mails at all hours.My friend is using the 1% deal to sell her co-op as she is computer ignorant and he found her a potential buyer at the first open house.
I decided to sell my NYC Coop by owner in May of 2015. To make this venture successful, I knew that I needed to get on the major listings. The difficult one to get on is OLR (this is the MLS for NYC). Thus, I quickly found Hauseit.com and within a day or two, I was listed in the OLR database. After 2 open houses, and multiple offers, I closed in early July. The Hauseit team was great. The process was extremely easy and worth every cent! THANKS!!!
