900+ sqft & 2bath under $800K in UES. Is this a good deal?

Looks more like 750SF (plus the balcony), which puts the price over $1000/SF and the monthlies over $2/SF. Bathrooms look dated, kitchen seems fine. Convertible, but the dining L is very exposed. Neighborhood is glutted with supply. I vote no.

I don't like that area because it's a major hike to the subway.

How do those people get around?

Yes, it seems far from the subway which is a big issue. But the area is really nice with shops/restaurants etc. There is no other comparable unit priced this low in the neighbourhood even factoring higher common charge.
