wow - thats an interesting number. yes its not only manhattan, but still quite a damper on things to come. "The New York market will need more than 10 years to clear its shadow inventory supply, or 130 months, according to S&P data. Most of its delinquent properties are caught in the foreclosure process as seen in the chart below."... [more]

There are plenty of "poor" people left in Manhattan. What percentage price drop in surrounding areas would it take for these people to decide to move out of Manhattan?

No one else believe this could be a big problem in the future?

Do most people really believe prices in Manhattan (<$2m market) is not effected by prices in surrounding area?
