Board vs Sponsor responsibilities

Our new-build condo's sponsor is claiming that he should not be contacted directly by owners, who have complaints (including punch list items) that should be remedied by the sponsor. The sponsor insists that it is the Board's or Management's responsibility to field all complaints, even those on punchlist items and clearly the responsibility of the sponsor. I think owners should contact him directly with these concerns. Whose responsibility is it? Any advice would be appreciated.

You must contact both, exactly as Truth suggests. It's the ONLY way. I have friends living in an Extell building that are suffering with substandard flooring and getting no response from both. You must be very persistant.

substandard flooring: Is the floor not level? Roll a small ball,while video-taping.
Attach the video tape to the emails.

@Truth- Floor is level for the most part, from what I am told. I hear the planks are separating with large gaps and some are lifting up in sections. The developer claims that it was a very high end rosewood floor, but seems to be buckling in most of the units in the building.

broadbent: Take photos.
As MrSuttonPlace suggests: An attorney will need all of the documentation and photos.
So your friends should send those emails out and keep everything printed out and organized.

And: Your friends, as owners of a condo; are owners of Real Property.
That means they can call in the Department Of Buildings inspector to support and verify.
Dail 311, they will connect them directly (weekdays 9-5pm).

If they know the other owners who are experiencing the same problem,they should contact those neighbors(directly -- don't leave a note/message with the doorman). The neighbors should also file a complaint with the DOB. The inspector will come and check all of those units at the same time/day.

Lawyers are expensive -- so do all that they can in advance of hiring an attorney.
