why are the common charges and taxes so high here?

Building services= high cc.
High Taxes= Manhattan.

He is talking about 1 Central Park West. The first thing you need to take note of is the apartment number...

If it contains a letter, that unit is in the Tower Residences. If it is all numbers it is a hotel unit.

23D = Condominium Residence
902 = Hotel Condominium

The monthlies for the condo units aren't actually that bad. The hotel units do have very high monthlies. That's because it is a hotel unit and you are paying for the cleaning fees every single day. Additionally, you earn money from the hotel units when you aren't using them (they aren't intended to be a primary residence). I represent a lot of the hotel units, and we frequently get people who are interested in living at 1CPW but don't realize the difference between the two types of units.

If you were looking for an investment, I would recommend you call me to discuss the hotel units. But if you are looking for a primary residence, focus on the Tower units as the hotel units are not intended to be lived in full time.

These units are not very profitable given the high taxes and common charges. There is also a significant Marketing/Management fee for renting the room when not there. ROI typically less that 3%
