Look for Ric Ocasic and Paulina, between 2nd&3rd.

I think Tom Cruise is/wass there too. 2nd and 3rd are cooler for sure. Is there any big downside to between 1st and 2nd?

obviously you can't afford what you want in "prime" gramercy, so why the need for validation? lovely apartments near PCV and Stuy Town.

Actually, it's a question. Our budget is rather healthy but it just so happens that what we liked is on those blocks. We were not considering Gramercy at all until this came along.

They probably didn't want to deal with the Landmarks Commitee, which is a con for those closer to the Park and in fact, my friend owns a beautiful double townhouse on East 19th between Third & Irving Pl.
The process she had to go through to combine with the empty delapidated house next door was problematic and very time-consuming.

Check out the building on the HPD and DOB websites.
Go to that block: In the daytime, weekdays and weekends.
At night, too.
Get a feel for the surroundings.

If all good -- you are good to go for it.

We're more concerned about resale value. Seems like West of 2nd, and definitely west of 3rd are much more popular than between 1st and 2nd.

As my friend just pointed out to me:
When she bought on E.19th St., not many were buying east of Third.
That didn't stop Ric and Paulina. They didn't care what was cool -- only what worked for them (for the long-term, as it turned out).
