Discussion about
This is way overpriced
What makes you say that??
What's the price?
925k
At least $100K off. Park West has nicely laid out apartments, but the buildings themselves are down and out.
"the buildings themselves are down and out".
The buildings were originally urban renewal designed for a very middle class clientele, teachers, union workers, no doormen at the time, no a/c in lobby or hallways, very institutional. We're upgraded in the 1980's when they went condo. They offer lots of light and air, large layouts, and views of the park, but the exteriors are very projectlike, the hallways aren't air conditioned and no service elevators. In a building with 400 apartments, they only have 2 elevators per 200 apartments, during moveouts/ins, and trash collection, it leaves only 1 elevator for 200 apartments.
The taxes and maintenance are super low, but you have one doorman handling 400 apartments, and multiple entrances to the building in addition to the main entrance creating a security concern.
The prices are probably benefiting from the new construction on Columbus Ave.
