What time of year typically has best availability? Best pricing? (Looking for Manhattan DM 2-3BR in the $1-$1.5m range). Currently a renter on a "summer cycle" (July lease) and considering buying this summer vs. extending lease 6 months and moving post year-end... Just trying to get a sense if a fall search / winter move is feasible or if I should try to stick to a spring search / summer move that seems more common.
Peak inventory occurs in May and October, the nadir at the end of December and end of August.

However, planning your lease around your move like that is probably not going to be perfect anyway. Closing on an apartment can take about 3 months (maybe less for a condo, but still an unpredictable process). You are going to have some unavoidable overlap on your lease, unless you're lucky enough to get your current landlord to agree to a month to month rental situation.
