When a broker says a seller is motivated, how much below ask is a fair first bid? More than 10%? (I'm thinking the ask is too high if it's been listed for a long time. In the 2-2.5million range.

I've seen some $1.8Millions properties with motivated seller selling for $875K...

that means the seller is blaming the broker for not getting any offers, probably because they listened to the agent in the beginning and priced too high off the bat, and the broker is now doing whatever they can to get any bid in to get the seller off their back a bit..

ok, thats one possibility.

I would bid just a few percent below what you genuinely believe the comps are.

A true motivated seller would have a asking price below market. Everything else is just BS.

I agree with Sunday; it says "my seller really, really wants to sell at a price above market."
