if the apt has a north facing balcony (approx 6' x10') off the bedroom at the back of the building (imagine floor thru apt) which faces other tall pretty buildings (30 feet away)...is the balcony a plus? or a negative since the light is compromised? if it's a plus, how much is the balcony worth?
since it's off the bedrooms, it's a tiny plus. it could become storage.
not a plus if you have kids, very dangerous.

We have a north-facing 4' x 10' recessed balcony with townhouse/garden views, good but not exceptional. Our appraisal said it was worth $15,000, or about 40% of the interior price per square foot.
Granted, our balcony is off the dining room, which is a bit more convenient, but we eat out there most summer nights, eat breakfast out there every summer weekend, have an herb garden, several potted plants, etc. There's a lot you can do with the space if you're so inclined.
With a 6' depth, I don't think your light will be compromised that much, assuming you have a large glass door to the balcony. (We have a triple slider.)
had an appraisal done on outdoor space in the past. I found ~30 - 50% of the value. You can also tell what the developer valued it at based on the share allocation - more shares equals a higher proportional sale price.
uwsarch: A balcony that faces north gets more use in the summer. Mine faced south and could be too hot for use. Also, facing the courtyard without traffic is another plus. I always recommend an outdoor space if you are working at home. Very nice to step outside even for a couple of minutes.
Unless it's a wrought iron Juliet balcony, I would subtract value for a balcony - they are pretty useless and tend to obstruct views and maybe light. Additionally, they are often accompanied by sliding doors which I find hideous. And if it's one of those buildings where every unit has a balcony (and many are used as storage as ab_11218 suggested), then that's just a non-starter.
