one month's cc plus one month of abated tax (ultimately tax will be several times this!) for the larger apts at one hanson, exceeds an entire year's tax for an avg townhouse on a prime Park Slope block

the huge tax advantage of townhouses is key to why why larger, family-size apts in Bklyn are sitting stale
now being auctioned, this bldg has big problems due to its awful location, esp for families
add the blight of atlantic yards and it aint no shock these are to be dumped

Bottoms, you're not going to actually compare penthouse apartments on the 30th floor to townhouses are you? Those are pretty different beasts. There's no doubt they priced these apartments way too high, but 6 units (yes, 6) do not prove this point you seem adamant about beating into everyone's heads. The "awful location" of Fort Greene is of course entirely your opinion. We'll just chalk your post up to the long strong of vapid commentary.

When exactly? Check out the current monthly tax bill on a large unit (22D):
Abated taxes: $841.50
Unabated taxes: $1324.33
1324.33/841.50 = 1.57 = "several times"?
Explain that one.
bj, 22D was sold ages ago, and is not one of the six apt's to be auctioned, the subject of this post. most of those being auctioned are much bigger, family size apts, which have not sold, based partly on their much greater cost at every level (especially taxes) per square foot than townhouses in prime Park Slope nearby, and even more expensive brooklyn heights; both light years better neighborhoods in which to raise a family.
There remains an active market in low-tax townhouses in good family neighborhoods like Brooklyn Heights and Park Slope. Big, family sized new constr apts throughout Bklyn have been a dogging for a while now.
And if you think that the location of One Hanson is a good place to raise a family, you and h'burg should slurp over there and throw in a bid.

Thanks bottoms, I was fully aware it's not up for action. I was responding to your comments about the unabated taxes being "several times" higher. 22D was sold less than a year ago ("ages ago," right?). It's also 2148 sqft, which is family-sized last I checked. Some townhouses have even less square footage. This went for $1.5m.

You keep harping that it's because of the low taxes. I'll tell you again that's quite a reach. Taxes are a part of it, but easily as important are issues surrounding inventory (low for quality townhouses, not so much for condos/coops), price points (you don't just pay taxes, ninny, and townhouses often carry a bit of a premium in terms of price and the "hidden" costs of self-maintenance), and location (there's almost no new construction in the "prime" sections of BH and the Slope). In short, your theory seems like a bit of bunk.

I don't think it's as awful as you do. Obviously it's not the west village or Eau Claire, Wisconsin for that matter, but Fort Greene Park and BAM are hardly terrible things to be surrounded by. It's also minutes from Park Slope, which you obviously think is a great place for kids.

for the same bux as 22d, and a year's taxes equal to the one lousy month's cc/tax on 22d, some might choose a townhouse in PS
but you guys are the burghers--have at it all--and maybe you pile into your lil place in wburgh, for that matter--family meets 20's hipster scene--all about culture
Ah come on, bottoms, lighten up. It's a nice day out - we can forget your ramblings are poorly reasoned for a bit, no? And you really need to find a new fixation - the hburg thing is kinda played out.
