Price Changes - just an observation

So a regular search I run (3-bedroom under $3MM on UES, UWS and midtown) generates 334 listings. Of those, 60 listings had a price change in the last month. Of those 60, only 4 were price increases (and three of those 4 had drops before the increases). The other 56 were price decreases. What this means I have no idea.

It means your ready to buy and maybe, just maybe, we might be in the presence of another price dip.

Here is the reality. When you shop for your own home it never looks like a graph. You have specific needs and wants. As it turns out, your very specific demands turn out to be 'not so unique'. We all kinda like the good stuff and sort of hate the crummy stuff. What does this all mean? The good ones go fast for a premium. The slow ones you can watch on the graph.
You know your budget.
You know your criteria.
Give up on the premise that your going to steal a jewel at an estate sale.

The best you can do is trust your comping sense and develop the eye for a fair deal.

The real deals only existed in the first nine month of 2009 including nice properties.

I think the "real deals" went into early 2010. May have closed quite a bit later .
