A 2/3 cash requirement is a tough sell in this market unless the apartment is pretty grand. Also, it's an estate sale, and there may well be significant restrictions in a building like this on renovations (for example, summer-only).

Dalton isn't exactly rowdy, but it's still a school, and I think #2A is directly adjacent to it, very close to street level. Besides, the limos at drop-off and pick-up make for a pretty busy street.
