$800K for only one bathroom is stupidly insane.
It's an okay-1bedroom-to-crappy-2bedroom conversion -- fail!
There are plenty of places that cost $800k or more with only one bathroom.
But there's no way this is a functional two bedroom. There's not enough closet space for one person, much less a small family, and that oddly-shaped second "bedroom" is going to inevitably become a walk-in closet or storage room. I think they sellers would do better to restore the original floorplan and sell it as a grand one bedroom.
There's also a lot of wasted space in that conglomeration of four hallways connecting the living and bedroom areas.
The same layout is in contract at a much lower floor, from a much higher ask. It'll be interesting to see what it closes at (and how much it costs to restore the layout in this one).

One bathroom in 900 sq ft one bedroom is appropriate. It's not a 2 bedroom apartment. The price is fair, and actually reasonable.

$600K would be more appropriate.
Fair? Doesn't matter. Reasonable? No.
900 sq ft, prewar, good Carnegie Hill location 600K is too low.
Hope someone makes it a nice 1 bed again.
