Skim Coating Estimate

I had a contractor take a look at my soon-to-be one bedroom in a co-op and I'm awaiting his estimates. I told him I would like to have the walls smoothed out/refinished and possibly new moldings. I understand skim coating will provide a quality finish but that it can be expensive as well. I'm working on a low budget. I wanted to get some opinions on what an appropriate estimate would be. My friend used this contractor so I know I can trust him, but doesn't hurt to get an idea. The apartment is around 650 sq. ft. Any comments will help.

There are several levels of skim coating, we usually do a level 5 which should consist of 3 coats. Depending on what your walls look like now you might be able to get away with two coats. If you can you should expect to pay around $4,000.00. It might be cheaper if you dont need the ceiling done.

I would suggest that if you skim you should get new moldings as well as new outlets, switches and plates. Once it is skimmed the walls should look brand new and to have old moldings and outlets will not look right.

Keep in mind that skim coating and painting can vary very much. One painter can look at your apartment and ask for 10k to skim while another can be at 2k
