16 west 16th street

Just be conscious of where St. Xavier is exactly and where the soup kitchen lines are. There are a lot of homeless people on that block if I recall. Also, be aware of the school and see if student "traffic" and noise are an issue for the building/unit you are interested in. It can be a very dark block in places.

It's in a very nice block in a Very nice area - I lived on 15th street for years. Yes the homeless line up on 15th street i think once a week- Never bothered me- It's New York

Lovely building. Gold-plated location. VERY overpriced.

Typical dreadful ho-hum postwar construction with zero architectural detail. Your typical 8-foot tall shoebox layouts. No views, mediocre lighting. Windows need updating badly.

NYCMatt -- I noticed the high prices the building is getting as well. I was hoping somebody could shed light on that.

Last year I looked at an apartment that was actually a 1-bedroom combined with a studio. HIDEOUS renovation. Filthy -- and I mean FILTHY. Dirt everywhere. Easily needed at least $200K in work. Asking price was an absurd $925K.

Matt, I agree its a very ho-hum building... but overpriced?

I've seen some of the cheapest apartments around in that building.
Average *asking* is $950 right now...

Or do you mean in the "manhattan is overpriced" sense?

I've walked past the soup line, it is non unsubstantial, but it is on the other end of the block (and that is pretty much the longest block there is in manhattan, going 5th to 6th). I think the kids are a bigger factor, but again, its way down the block.

I find too many vagrants whenever I'm there and at least 1/2 seem mentally ill. The second a scaffold goes us anywhere on 15th St or 16th St., homeless men decamp there along with the shopping carts, cardboard signs, filthy blankets. It isn't all the time, but often enough that I hate it. I don't think the blocks are charming and if you call this location "Gold-plated" Matt, what do you call 10th Street blocks, or Fifth below 13th St., or even 9th St? Those are bright, prime streets that are clean, gardened, gentile. 15th and 16th are fine. But I see nothing special about them. Their proximity to other things is good, but in and of themselves "gold-plated?" I don't agree.

Agreed, there are better locations. South of 14th is cleaner.

I remember when 15&6 was a TOTAL dump. It is better, but it is still not top-tier.
