If it is real sq footage, it seems like a very good deal. Maintenance is a little high but nothing outrageous.

that building is stunning... maint is high but its full service. I've kept my eye on that one too. so in contract or no? tx

Forget maintenance.... You'll make it up in 5 yrs when you sell..... Heck why not buy 2?

I've seen this one. Building is pretty, location is great, but the apartment needs a ton of work. The layout is extremely choppy, with narrow hallway and no open flow. The views are awful, but it does indeed get light. Small bathrooms, all tubs (no walk-in showers).

At $1 million this will sell, just for the space alone. Maybe not a gut renovation, but definitely requires tons of work.
