Discussion about
I have a pretty straightforward idea of what I want to do for a small (550 sq foot) co-op apartment renovation in Manhattan - which involves moving a couple of walls, which apparently requires that I submit architect plans to the Buildings Department. Does anyone have a suggestion (or a suggestion of where I should look) for a cheap but good architect to draw out the plans I'm required to submit to my Board/Buildings Department? If you can recommend someone inexpensive for a pretty straightforward set of drawings who can move the process through, please let me know! Also, does anyone have an idea of what a reasonable total cost would be for what I've described above?
Magique at 646-327-8325 just did my 5H apt for an extremely good
price. He is diligent and extemely quick.
What is "my 5H"?
dareboy17: do not cheap out on drawings. doesn't matter is your place is 500 sq ft or 5000. pay for a detailed explicit set that includes all finishes and specifications and includes electrical plan. they way you contain costs is by having a contractor sign the construction drawings and incorporate them into the contract.that way there is no dispute as to what was included or not. and when he builds a wall 4" from where it should be, he will have to eat the expense of fixing it if the drawings make clear what was intended. when you scrimp on drawings, you end up fighting with your contractor, have endless up-charges and change orders, the job takes longer, and your budget goes to hell.
