The sub $400,000 UWS 1 BR - breaking a floor?

http://streeteasy.com/nyc/sale/573657-coop-588-west-end-avenue-upper-west-side-new-york Decent true 1 BR - high floor, reasonable maintenance. WEA & 88. Not as nice as the photographs, on the small side, but no glaring deficiencies. Started at $460k, now $415k - heading for sub $400k. Any thoughts?

$1074/month - doorman / elevator building on the UWS. Although a tidy sum, pretty reasonable for that "neck of the woods".

Seems like a decent one bedroom, except the closet space is very tight, plus the condition of the kitchen and bath are not pictured. There are plenty of alcove studio apartments that have more closet space.
