Sponsor Unit at Lincoln Towers

Does anyone have an idea of how much of a premium one would pay for a sponsor unit at Lincoln Towers? The unit we're considering is priced at about 100K over market according to price per square foot on Street Easy. And it's not renovated. Any advice/insight would be appreciated.

I think the only reason why one would pay a large premium on a sponsor unit is if it helps them avoid the board and that is the only way theyre going to get in. Or you just like the unit so much youre willing to pay 100k more. I guess you'll have to compare it with other listings there. You should re-check the price per sq ft. 100k over market comps doesnt sound right there. sunny.hong@bankofamerica.com

44:

1. Lincoln Towers has thousands of units
2. so comps will be unusually reliable
3. premium is way too high
4. if you like unit, try counter-offering at 7-10% below comps

If you pay any premium to be able to avoid board approval, that is money down the toilet since you will not recover that money in resale, as the buyer will have to go trhough board approval like everyone else. Hence, you cannot charge the buyer a premium.

To the OP: Don't pay the premium. You will be throwing $100k into the toilet.
