Sure and I'll rent the 2 bdr for $6k (graciously discounted from $7500) right after I volunteer to get fist f'd by kimbo slice.

That last townhouse has been on the market forever. I looked at it 5 months ago and they told me it was the last unit available in the building. The very pushy broker also told me that a "lady doctor" had come back SIX times to look at it and it on the verge of putting in an offer. HA! I guess she walked away too...

I wonder what the clearing price will be. It is a nice enough space but still seems expensive to me. Of course the whole hood seems expensive to me.

Surprises me as well. I dont know how overpriced it is but seems like decent ways to fall from here. I cant imagine the neighbors are happy with the current price. But I wonder what bothers them most the price or the fact that it has not sold yet at that price?

this is a nice building, and the ground floor might be appealing to some people, but it's just not that big. there have been ground floor duplexes at this price, but they are huge. they have to drop the price.

It also seems smaller becuas of the layout downstairs. It seems a little crowded.

Hey Axle, don't you know that there are actually 2 townhouses for sale right now. Both offered at 999k. One by Toll and one by Sotheby's. (Note to buyers: You save Condo tax by buying the resale unit under 1 million.)

My guess id that they should sell around $700sqft right now. They do have a nice deck/backyard. That prices it out at ~930k.

I think Toll has Sotheby's selling the last unit. I don't think it is a resell unit.

$960k that might be a new low for the area if you believe the square footage and depending on what value you placed on the the backyard. 1330 sq feet plus 1500 sq feet for the back yard. If you assume that the backyard was worth 1/2 the dollar per square foot then they paid $461. That is probably too much value being placed on the back yard. It is a nice place and I am sure they will enjoy it.
