Discussion about 50 East 89th Street #6B
i dont get it. this apt sells at the height of the market for 980k, a 44% premium to '04 then gets listed 4.5yrs later at a 22% premium. floors look original, kitchen isn't impressive -- how does this pricing make sense? am i missing something?

Forget the sales history. It is irrelevant. The question is not what it was worth in a given year. It is what's it worth now. Direct building comps tell the story: it is worth about $925,000-$950,000. Several other B line apartments have sold in the last 2 years with the most recent selling last month: 21st floor, renovated, $995K. How on earth an apartment 15 stories lower in the same line and in essentially the same condition could even be listed at $1.2 is beyond me. Maybe someone else can point out what we are both missing.

this POS should trade at a discount, what with all the overdone ugly shit installed throughout, that will need to be torn out--every picture nauseates--funny tho is the excess molding and all the out of scale bultins--the kitchen...yecchh

The park Regis is an excellent building with a great location and good finacials.
It's one of my favorite buildings. Peps who live there think this too. That being said...price wise, this seller is going to be disappointed. Here's the key take away:

"Forget the sales history. It is irrelevant. The question is not what it was worth in a given year. It is what's it worth now."
